1. Where is CWS Located?

Commons at Wasatch Springs is conveniently located on Highway 248 adjacent Browns Canyon Rd. It is only 5 miles from Park City Proper, 8 miles from Kimball Junction, and 40 minutes from the Salt Lake International Airport.

2. How far is it from Park City’s Ski Resort Areas?

CWS is located only 6-miles to Park City Mountain’s Resort Center Base and 9-miles to Canyon’s Village Base. It is also only 5-miles to Deer Valley’s current Jordanelle Gondola, 6-miles to the future East Village Base Area both off Highway 40. Deer Valley’s Snow Park Village is 7-miles away and 9-miles to Silver Lake Village.

3. What is the cost of the monthly HOA dues and what do they cover?

HOA dues have not been determined yet, however we anticipate they will be between $250 - $300 per month. The HOA dues will cover common area landscaping, common area insurance and common area maintenance including parking lot maintenance.

4. How many total units are in the development?

The complete project includes a total of 20 units.

5. How many floor plans are available? What is the square footage of each shell?

We have (12) 2-story units with a 26’ X 44’ footprint and (8) 3-story units with a 26’ X 60” with 1,560sf. footprint. Square footages are 2,288sf for two story units.

6. Where can I find the covenants, conditions, and restrictions?

You can access the CC&R’s by visiting our Document Portal.

7. How much are the property taxes?

Property Taxes have not been established yet however we anticipate they will be around 1.17% annually.

8. If I put one of the units under contract, when can I expect to close?

Building T is complete and is for sale and for lease. Contact list agent for price and details.

9. How will the shells be heated?

Shells can be heated either by radiant, forced air, and or duck-less mini split system.
